Bellway firms up Hazel Grove intentions

The volume housebuilder has submitted plans for 176 homes on land south of Jacksons Lane.

Half of the homes Bellway wants to build on the 19-acre site would be available on affordable tenures, meeting the government’s golden rules criteria for development on Grey Belt land.

The site is allocated for release from the Green Belt for development in Stockport Council’s draft local plan.

The plans include a range of two-, three-, and four-bedroom houses for private sale and two- and three-bedroom affordable houses, with a mix of terraced, semi-detached and detached designs available for rent and shared ownership.

Sebastian Burrow, Bellway Strategic Land director for the North West, said: “We have worked closely with the landowners and Stockport Council to develop proposals which make effective use of this site and respond positively to local planning policy, helping to deliver much-needed new homes in the borough.

“This is a highly sustainable location for new homes, with shops, schools and bus stops all within walking distance. The development has been designed to promote walking and cycling, with new pedestrian and cycle links proposed as part of the site layout to ensure the development connects with surrounding footpaths.”

The scheme is the latest to come forward south of Jacksons Lane in recent months. Taylor Wimpey is planning 160 homes immediately west of Bellway’s site, while Russell Homes has permission for another 160 at Stockport Rugby Football Club.

Bellway’s application, which has not yet been validated by Stockport Council, has been lodged by Bellway’s strategic land team and Manchester division.

“Not yet validated by Stockport Council” – well that will be one to watch since the Council appears to be very picky about the validation process at the moment. Maybe that helps them slow down everything. Maybe one for Government to have a look at.

I hope they are made to contribute to the massive cost of improving drains in the area. United utilities are well behind schedule with this work and current old drainage systems are not coping as it is with current residential demands. I didnt see mention of this in the impact assessment ( possibly filed by a different developer as , with 3 developers in one small area there will be way more than 176 houses in total)

Buzzwords coming from Bellway like ‘sustainable’ are comedy gold. Go and live in Grove, you won’t get a dentist, you’ll join a queue at 8am for a doctors appointment, play sardines on the train, lose 20 minutes of your day queuing on the a555.

Bellway think that’s tapping into a sustainable community…

Let’s build lots of homes for thousands of people to overwhelm the already over-burdened Stepping Hill Hospital, to which this government is denying investment. If they want to build all these houses they should put the infrastructure in first. The roads/hospitals/dentist/Dr’s Surgeries are already at capacity. Seems to be a complete lack of foresight and common sense.

There are no bus stops on this route. Haven’t been for years. All the local schools are oversubscribed and trying to get into a doctor or Dentist you’ve got no chance. The place where they’re planning to build floods every time it rains.. the wildlife that’s going to be destroyed it’s wrong

I thought and was told by my solicitor that there was a covenant on that land and that it was not to be built on. Is this correct?

Yesterday it was taking an hour for vehicles to move from Disley to Hazel Grove. Before any company are allowed to develop a sight, they and the Goverment should be required to put in place an infrastructure that can cope with the development. At present roads, hospitals,schools, doctor surgery’s,and, even the facilities we pay council tax cannot cope.

Has Mr Burrow checked whether there is an actually any vacancies in the schools he mentions are within walking distance? I suspect not. Add to that the additional strain on all the NHS facilities in the area which are already overstretched!!

Absolute travesty as this is greenbelt and a beautiful natural environment .Comments on the infrastructure and area totally wrong. Already massive traffic issues and certainty against protect the environment and greenbelt for everyone.

Surely the people in the area are the best people to consult. We’re aware of the problems regarding infrastructure. No vacancies at dentists, doctors or schools. I wonder if the powers that be live in the area. If it’s anything like the A555 we will find out to our detriment.A law was passed last year to allow some green belt to be changed to grey. Don’t remember seeing anything published about this making residents aware throughout Stockport. We all pay our rates so therefore we should have been consulted.

Why is it that local residents are never asked about the pros one cons regarding new housing development in the area. They are the ones that know about school places, dentists, doctors and traffic problems.
The traffic in the area of Jackson’s Lane and Dean Lane leading to the A555 always extremely busy and slow moving. More houses will only increase an already congested road.
Regarding schools there’s already a problem with places. Surely infrastructure should be assessed and provided before building houses are approved. Seems to be that’s an after thought. I wonder if any of the powers that be live near to the proposed sight.
Last year new legislation proposed that green belt could be converted to grey belt. Don’t remember seeing anything in the press or Councillors advising local constituents. They are there to represent the people who voted for them.
These things are usually already decided before the public even have chance to voice their opinions.

Susan. Grey belt is a national thing. Everyone was consulted on it. Just because you didn’t engage and/or some people don’t like the outcome (and I don’t) doesn’t mean you didn’t have the chance to have a say. You presumably did comment on the Stockport local plan consultation though including the proposed allocation here. So you were asked about that as well. And if this is an application you can say something about that too.
