Tilstone seeks more time to prep 1m sq ft Cheshire industrial

The developer has requested a 12-month extension on planning permission for the second phase of Radway Green, the redevelopment of the former BAE site close to Alsager.

Tilstone has applied to Cheshire East Council to push back the date at which a reserved matters application must be submitted as set out in the outline consent for the 1m sq ft scheme approved in 2023.

Under the terms of that permission, Tilstone must lodge reserved matters plans for the project by September 2026 or else see the outline consent lapse. The developer says it needs until September 2027 to work up a “properly market-tested and deliverable reserved matters scheme”, according to planning documents.

Tilstone said the that a three-year window to submit a reserved matters application “does not adequately reflect the scale and complexity of the development”, adding that the redevelopment of Wardle Airfield, a similar project located nearby, was afforded a 15-year window.

Savills is advising Tilstone on planning matters.

In total, Tilstone has outline consent for 1.8m sq ft at Radway Green.  Cheshire East Council granted reserved matters approval for 305,000 sq ft and 125,000 sq ft units at Radway Green in September 2024.
