Rula secures Winsford Gateway approval
Less than 10 minutes were needed for Cheshire West and Chester’s planning committee to nod through the industrial specialist’s 225,000 sq ft proposal for land east of Road One.
Corstorphine & Wright is the scheme architect, working with ID Planning.
Unanimous approval was the verdict, giving Rula full consent at Site Two, Plot Two within the Winsford complex. The B2/B8 consent is in line with the site’s allocation in the neighbourhood plan.
A hybrid consent was granted for the whole site in 2018. There were no objections, and the presumption in favour of sustainable development was applied, the matter only going before committee due to its 224,980 sq ft size. BREEAM Excellent status is targeted.
The WG225 plot is east of Road One, with access due to come from a new access spur from an existing street. Legat Owen and CBRE are agents.
Site Two, which extends to 20.2 acres, has been divided into two plots – this one, Plot Two, being 16.3 acres, and the smaller Plot One being subject of a separate application, which will align with the existing Tiger Trailers unit.
This development falls within phase five of development at Road One. The building will include warehousing of 213,000 sq ft, with 11,000 sq ft of office space.
Close by, consent was given for 100,000 sq ft of units last October, with Saint Flooring signing for 27,000 sq ft.
