Westchurch sets out plans for 134 Bredbury homes
Thirteen acres of Green Belt land off Shakespeare Road on the southern fringe of the Stockport town are the subject of plans for a mix of one- to four-bed affordable properties.
Westchurch Homes wants to deliver 134 discounted tenure properties in on the site, which has been earmarked for residential development in Stockport Council’s emerging local plan.
The housebuilder is in discussions with Mosscare St Vincents about a deal that would see the registered provider acquire the site subject to planning approval, according to planning documents.
The borough has a housing land supply deficit and is able to demonstrate sites for less than two years’ worth of housing against a statutory target of five years. Stockport Council is one of three North West local authorities placed on notice for its sluggish housing delivery.
Maybern Planning is advising Westchurch Homes on planning matters and MCK Associates is leading on design.

This site was in Stockport’s draft local plan last year so I’d assume if the detail is right it’ll proceed with an officer recommendation to approve. I look forward to the councillors refusing the application and the inspectorate granting it on appeal.

The development – like all developments – will be expected to show that any adverse impact on transport networks is (or can be mitigated to be) less than severe.
And ‘blatant cash grab’ isn’t the first phrase that comes to mind for a development which is proposed to be 100% affordable housing. Yes, some people – notably the landowners – might well make money out of it but that’s because that’s how this country has chosen to try and meet its housing needs over the past 5 decades.

Affordable to who ? From looking at the outlay of houses in the current plans, nearly every house has provision for 2 cars each. When an obvious scenario happens when friends and family would like visit, there will inevitably be cars that will be parked half on road and half on the pavement. 80 houses seems plausible. Having said that, the council would probably get more council from 134 houses compared with 80 and I wouldn’t like to try and get out of there in the morning to go to work, taking into account the residents that currently live in that area. Thought provoking to say the least.

Firstly, its green belt not grey belt and full of animal/bird life. Secondly, Shakespere Road/Highfield Avenue and Barker Road will become rat runs. Not to mention all the extra trafiic trying to access Harrytown and Bents Lane which is already problematic. Marlowe Walks is a narrow residential road which will cause parking problems as there is not enough parking at the rear. If they make an access road at the Bredbury Hall end it will be a little better but it would have a big impact on Stockport Road.

Unfortunately, if you haven’t got a five year housing supply plan, then the government planning officers will normally recommend approval, but, even if Stockport had, had a five year plan, the current government doubled Stockport’s target, which would have made any five year plan worthless. Has all the hallmarks of a catch 22. Also, from the aerial photo, if that is ‘grey belt’ then the green belt is doomed.

Stockport already boasts numerous housing projects of which the houses are out of reach for young families. The local infrastructure is under pressure, roads are blocked for inordinate length time throughout the day due to a road system, not made for the housing now!, constantly under pressure add in the utilities and disaster awaits! Get building more reservoirs, updating and building more sewage works before considering more housing or problems will hit Stockport sooner than expected.

Traffic is appalling in the area already with Osborne street and surrounding roads being used now for rat runs
Schools doctors dentist etc
You can’t get appointments now and 134 houses will generate a lot of people traffic etc
And affordable to who???
Also why is they’re going to be a water pump station? This is worrying as the builders obviously think there is going to be a flooding problem
Find somewhere else and leave our countryside alone
