Site clearance completes paving way for 1,250 Stretford homes
PP O’Connor has completed the demolition of the former Greater Manchester Police HQ, which is earmarked for redevelopment by FEC.
A planning application for around 1,250 homes on the nine-acre site off Boyer Street and White City Way is expected this autumn.
The developer plans to deliver 25% of the 1,250 homes on affordable tenures. A linear park, 250-bed hotel, 700 cycle spaces, and 25,000 sq ft of commercial space are also proposed. While the vacant police HQ was knocked down, the Ellis Llwyd Jones Hall has been retained for future community use.
Cllr Liz Patel, Trafford Council’s executive member for economy and regeneration, said: “This is an exciting development which will result in the building of 1,250 new and affordable sustainable homes within Trafford.
“Trafford Council is committed to tackling the housing crisis by building more new and affordable homes on brownfield sites across the borough.”
FEC has twice consulted on its proposals for the site. First in November 2025 and again in March. The developer is working with Trafford Council and the GMCA on the site and was appointed as preferred development partner for the project three years ago.
3DReid, Re-form, and Asteer are advising on design, landscape, and planning respectively.
Ono Odudu, project director at FEC said: “The completion of demolition works marks an important milestone in unlocking the full potential of this significant site. Working in partnership with Trafford Council and the Greater Manchester Combined Authority, we now have a unique opportunity to deliver a sustainable new neighbourhood that responds to local housing needs while creating a lasting legacy for the wider community.
“We look forward to bringing forward a place that delivers much-needed new homes alongside high-quality public spaces, amenities and opportunities for both existing and future residents.”
