Barratt Redrow next to firm up Beal Valley intentions

The housebuilder has submitted plans for 192 homes as part of a wider 1,500-home masterplan east of Royton in Oldham.

Barratt Redrow’s plans for 26 acres of the Beal Valley and Broadbent Moss masterplan follow the submission of plans for 248 by Kellen Homes on a neighbouring plot earlier this year.

Barratt Redrow’s scheme would be delivered through the David Wilson Homes brand and feature one-, two-, three-, and four-bed homes.

None would be available on affordable tenures due to viability constraints cited by the developer and set out in an appraisal by Savills.

AshtonHale is advising on planning matters and IDP is leading on design. To learn more about the scheme, search for reference number FUL/356549/26 on Oldham Council’s planning portal.

In all, the Beal Valley and Broadbent Moss masterplan covers 169 acres and could see 1,500 homes delivered, as per its designation in the Places for Everyone joint spatial plan for Greater Manchester.

Casey, Grasscroft Property, and Wain Homes also have land interests within the masterplan.

Alongside Barratt Redrow and Kellen, the quintet sought feedback on the masterplan last summer. 

As well as homes, the project could also deliver

  • 11 acres of employment land
  • A local centre offering shops, services, and community facilities
  • A new east–west link road connecting Heyside to Moorside and enhanced public transport connections
  • A Metrolink stop at Cop Road on the Oldham – Rochdale line between Derker and Shaw and Crompton
  • Around 222 acres of green space, including wetlands, wildlife habitats, and biodiversity improvements.

I am going to have to stop reading the news. It’s so depressing seeing developers choosing greenfield sites over brownfield for their new residential developments. And so many in today’s news.

Anonymous 1.03pm – there is nothing to be depressed about. This site is providing much needed homes for families, it’s excellent news.
