Total pushes on with Middlewich industrial

Plans from Chester-based Total Developments for a 121,000 sq ft industrial unit at warehousing hotspot Midpoint 18 are expected to be approved this week.

The building is the second phase of Total’s Pioneer Park project, the first of which came forward in 2018, but is still awaiting a Section 106 agreement. The planning application for this phase is due to be heard at Cheshire East Council’s strategic planning board meeting on 14 October.

Total’s proposals are recommended for approval on the condition of a £337,260 contribution to the Middlewich Eastern Bypass, and/or other infrastructure projects in the area. The developer is advised by Warrington-based C4 Projects.

The 7.3-acre site is an allocated strategic site within Cheshire East’s Local Plan. It sits between Pochin Way – from which it is accessed – and a railway line, with the previously consented site to the south.

One of the factors considered by planning officers was the recently approved Brooks Lane framework, which sets out a masterplan for Middlewich, including the potential for a railway station – officers concluded that the Midpoint scheme would not impinge on this possibility.
