Shed plotted for ex-fibreglass factory site in North Wales
Outline plans have been lodged for an industrial unit of up to 160,000 sq ft off Bryn Lane on Wrexham Industrial Estate, a plot vacant since 2005.
The applicant for the project is Luxembourg-registered Elite Onyx Properties, which is working with planner Quod and UMC Architects.
Other members of the team include Colliers as project manager, structural and civil engineer Curtins – which is also providing transport advice – building services engineer and BREEAM consultant MTT, and Ecology Consulting.
Outline consent is sought, with the proposals mapping out how four acres of the 7.1-acre site would be taken up by development.
The site is immediately to the rear of an existing 257,000 sq ft warehouse building accessed from Bryn Lane, with a road already in place. This unit is currently occupied by the online multi-brand retailer Very group
Very – which is effectively the modern incarnation of Littlewoods – uses the hardstanding part of the application site for yard space and storage at present, while the rest of the site is taken up by vegetation requiring clearance.
Other neighbours include the Net World Sports development, while Kellogg’s is directly across from the site’s entrance onto Bryn Lane.
The planning application form seeks to establish an outline permission for up to 161,400 sq ft. However, a design option mapped out indicatively in UMC’s design & access statement (as Option 1) shows a unit of 157,192 sq ft. This would have parking space for 48 cars at the northern edge of the site, with truck loading bays on the building’s southern elevation.
Quod said in its planning statement that pre-application discussions with Wrexham Council officers have indicated support for employment development at the site, something that is supported and encouraged by local and national planning policy.
Set across more than 1,300 acres, Wrexham Industrial Estate is around three miles from the town centre, and is described by Quod as the largest industrial estate in Wales, with more than 340 businesses employing upward of 10,000 people.
