Sportswear mogul limbers up for revamp of NQ eyesore
ACLO, the property company owned by Hyrum Cook – the founder of the Manchester ath-leisure brand Adanola – and his brother Barney have been given consent to rid Marlsbro House of its distinctive chequerboard cladding and refurbish the listed building into a mixed-use scheme featuring a private members bar.
Manchester City Council has approved plans for the redevelopment of the asset, which is located on Newton Street in the Northern Quarter, under delegated powers.
Cook’s property business ACLO bought Marlsbro House from another fashion empresario-led business – Boohoo – for around £3.5m earlier this year.
In May, the firm lodged plans for the 24,000 sq ft building’s redevelopment.
Designed by Archer Humphrys International, the scheme features:
- A bar and recording studio in the basement
- A restaurant on the ground floor
- A private members bar and events space on the fourth floor
- Around 20,000 sq ft of co-working space on the upper floors
- Fresh brick cladding
Civic is the structural engineer, Ridge is advising on M&E, and Euan Kellie Property Solutions is the planning consultant. MAKE is the project manager and quantity surveyor.

Marlsbro House is part of a ACLO’s growing property portfolio, which also includes Peter House off St Peter’s Square, and NOMA’s Dantzic – which is home to athleisure brand Adanola’s HQ.

I really hope this goes ahead. This building and the neighbouring wastelands really let the city centre down. This will really transform that junction in particular.

Great looking and sounding scheme – this is one of the last bits of the NQ that needs a lift.

That image I’ve just witnessed on a new and transformed Marlboro House will be a long overdue breath of fresh air to turn that current eyesore into a handsome profitable and local hospitality destination can’t come soon enough !

A private members bar in the northern Quarter, how out of touch can you get?
