Lovell Together lodges plans for 127 Pendleton homes

The joint venture between housebuilder Lovell and affordable housing provider Together Housing Group has progressed the first phase of its 650-unit regeneration scheme in Salford by submitting a planning application to the council.

The first phase of the scheme in Pendleton comprises 127 two-, three- and four-bedroom properties, 17 of which will be affordable homes for social rent.

The homes would be a mix of mews and semi-detached properties, all designed to be energy efficient. Public realm, rain gardens and a cycle street linking into wider Salford cycle routes are also included in the proposals.

The project, located on a brownfield site off Liverpool Street, directly opposite Lark Hill Primary School, is scheduled to start on site in January subject to consent. Barton Willmore is the planning consultant.

The application is the first to be submitted by the Lovell Together joint venture signed last month. The 50:50 JV aims to create communities and meet housing delivery targets across the North West, Yorkshire, Humberside and the East Midlands, with a target of building 3,000 new homes in the next five years, the partners said at the time.

This phase and proposed subsequent phases totalling 650 homes are part of Salford City Council’s Pendleton Regeneration Area masterplan, which has outline planning for more 1,000 homes.

Lovell Together expects to start working on the detailed development of the wider masterplan in the coming weeks, with the remainder of homes due to be delivered across multiple phases by 2030.

“The scheme will not only provide much-needed affordable housing but also rejuvenate the local area in line with the council’s vision. There are some great features on this site that will instil real pride in the area among stakeholders and improve desirability.

“We want this development to cater for everyone, so we’ve worked closely with Salford City Council to align with local housing needs, including wheelchair accessible homes and properties for social rent.”

Kevin Ruth, deputy chief executive at Together Housing, added: “This is an exciting project and a progression from earlier work Together has undertaken in Pendleton. We are really pleased with the design and mix to be developed through the partnership.”
