Langtree bags approval for 192,000 sq ft Oldham industrial

Being delivered in partnership with the local council, the scheme forms the latest phase of the £40m Hollinwood Junction project and will deliver 13 units off Junction 22 of the M60.

Oldham Council appointed Langtree to deliver the wider scheme in 2007, approving the developer’s plans for a 192,000 sq ft industrial development at a planning meeting yesterday. This decision was made in line with officer recommendations.

Designed by Horizon Fletcher Rae, the latest phase follows the remediation of the site and the delivery of a Costa Coffee drive-thru. Up to 150 family homes, retail, and leisure facilities are also expected to be incorporated at later stages.

Plans were submitted in July for the approved industrial scheme, which will provide 13 units ranging from 5,000 sq ft to 42,000 sq ft of distribution and manufacturing space.

Units have been designed to achieve a BREEAM Excellent rating, with plans to use translucent fascia materials throughout each unit to allow for maximum natural light.

The site, previously occupied by a large gas holder, will be accessed off the recently constructed highway roundabout on Albert Street.

Josh Downes, senior development manager at Langtree, said: “It’s a prime location and provides room for local employers to expand whilst offering high-grade space to new occupiers attracted by Oldham’s skilled workforce.

“Our ambition is to be in a position to start on in Q3 2024 so it’s full speed ahead with detailed design and the procurement of a high-quality contractor”, said Josh Downes.

It is expected that the wider Hollinwood Junction project will create 760 jobs.

“This collaboration with Langtree will make sure Oldham keeps growing and becomes an even better place to live, work, and visit”, she continued.

“And with the site right next to Junction 22 of the M60, it makes it a desired destination for innovation, offering easy access for businesses across the UK and beyond.”

B8 Real Estate has been appointed as the agent for the industrial scheme. Spawforths is the planning consultant.
