Arden University to expand Spinningfields hub

The education provider signed for 43,000 sq ft at 2 Hardman Street last year – the largest Manchester office transaction of 2023 – and now wants to grow its presence in the building.

Arden University wants to take an additional 12,600 sq ft on the fourth floor of the Hansainvest-owned Spinningfields block.

The deal will mean the university has a presence across three floors of the building, all of which were previously occupied by Deloitte, having exited former sites at Lindley House and 4 Minshull Street under its consolidation plans.

Arden’s total footprint will increase to 55,000 sq ft once the deal completes.

The additional space at 2 Hardman Street will accommodate the university’s expansion plans, making room for up to 200 additional students.

Vitaly Klopot, chief innovation and commercial officer at Arden University, said: “Since we opened the doors to our new Manchester campus earlier in the year, we’ve seen an increased demand for our blended learning provision in the city.

“We are therefore planning to open an additional floorspace on our Hardman Street campus. The new space will include more classrooms, labs, and breakout spaces which will ensure we are able to cater for increased numbers of students in Manchester, while providing job-ready programmes, quality teaching and a fantastic learning environment.”

Manchester has seen an increase in education providers looking at moving into conventional office space in recent years.

Elizabeth School of London is in talks with landlord Custodian REIT about taking the whole of the 30,000 sq ft Arthur House, while the University Campus of Football Business and Global Institute of Sport signed for 5,200 sq ft at Exchange Quay last year.
