Views sought on future of Fiddlers Ferry
Now that the dust from the dramatic demolition of four cooling towers late last year has settled, Peel NRE is seeking feedback on its plans for the Warrington site, which include 860 homes and 4m sq ft of industrial space.
Peel, which acquired Fiddlers Ferry from SSE in 2022, two years after the site closed, has launched a consultation on a development framework for the entire Fiddlers Ferry site.
The framework is aimed at providing a coordinated and comprehensive approach to the regeneration of one of the North West’s largest brownfield sites over the next 10 to 15 years. Around 10% of the site is currently designated as Green Belt.

Around 250 acres of the 800-acre site are earmarked for industrial space, with 368 acres designated for public open space.
The land has been identified to provide modern premises for manufacturing and logistics businesses to respond to the existing shortage of this type of floorspace in the area, according to Peel.
It is estimated that the site could accommodate 6,750 new jobs once complete.
Kieran Tames, development director for Peel NRE said “We are happy to be presenting our Development Framework for Fiddler’s Ferry. The plans will help deliver thousands of new jobs and hundreds of new homes, with green spaces and increased biodiversity to make it a place people can enjoy.
We are looking to hear from the wider community on how our plans could be improved and welcome the community’s involvement in this consultation.”
The consultation will run from today until Sunday 11 February.
Turley, Open, Arcadis, Deetu, and Curtins are advising Peel on the scheme.
Peel has already lodged plans for the first phase of employment space at the former power station. The developer submitted plans for 1.4m sq ft of floorspace last year and is waiting for Warrington Council to determine the application.

I propose re-opening the railway line which served coal to Fiddler’s Ferry power station to passengers. This would provide a railway link between Liverpool and Warrington via Widnes and allow a new station to be built serving the development site.
