Indurent lets 80,000 sq ft in Warrington
Frasers Group’s Topgrade Sportswear has signed a 10-year lease at Trident Business Park in Birchwood.
The retailer, acquired by Mike Ashley’s Frasers from JD Sports in 2023, will take occupation of an 80,000 sq ft unit at Indurent’s Birchwood complex that was previously earmarked for Regency Glass.
The shed became available again when Regency Glass signed a deal on a 420,000 sq ft unit at nearby Omega West – the largest single unit lease in the North West in 2025.
Rob Richardson, development director at Indurent, said: “Welcoming Topgrade Sportswear to Trident Business Park reflects continued strong demand for modern logistics space across prime North West locations.
“The park provides Topgrade with scale, best-in-class specification and connectivity, and we are pleased to support the business’ next phase of growth as part of Frasers Group.”

Indurent is one of the more active industrial developers in the North West at present, with sheds in Rochdale, Warrington, and Knowsley in the works, among other locations.
