Fylde finally approves 41-home proposal

Three years on from a resolution to grant approval, the council has issued a decision notice for a 100% affordable development off Preston New Road.

Hourigan Planning is working with Bowsall Developments and Progress Housing Group on the project at what was known as the Clock Garage site.

On the table are plans for six one-bed flats, 15 two-bedroom houses, 18 three-bedroom houses and two four-bed houses.

A Section 106 agreement has now been signed between Cheshire-based developer Bowsall, site owner Autotune, which will transfer the site to Bowsall, and Fylde Council. This includes a healthcare contribution to be paid prior to development starting.

The site concerned sits behind Lytham Windows, Roughlea and The Oaks, in the village of Westby-with-Plumptons. Formerly home to a garage, it is a brownfield site of around 3.8 acres, close to the Peel Farm caravan park.

The development team cited an earlier consent for 11 homes as establishing the principle of development.

All documents relating to the project can be viewed on Fylde Council’s planning portal, reference 23/0277.
