SME warehouses complete at Birchwood Park
Patrizia, the manager of Birchwood Park in Warrington, has completed the speculative build of 53,000 sq ft of warehouses at 711-713 Cavendish Avenue, and has secured its first occupier, global medical diagnostics company, Werfen.
Werfen has acquired 712 Cavendish Avenue, a 17,537 sq ft self-contained unit with flexible design that has allowed the company to use the space as offices and demonstration areas.
The units were designed by AEW Architects, and built by Barnfield Construction.
The development consists of Unit 711 at 13,911 sq ft, Unit 712 at 17,537 sq ft and Unit 713 at 21,570 sq ft.
Martin O’Rourke, commercial director at Birchwood Park, said: “The new development at Cavendish Avenue builds on the success we have had at Cavendish Place. Here, 170,000 sq ft of similar units offer a unique combination of office and warehouse space in one high quality building. It is very unusual to find this type of accommodation set within such an impressive, landscaped environment as Birchwood Park. So we are pleased to be already welcoming our first occupier to Cavendish Avenue and look forward to welcoming further new occupiers, as they choose to make Birchwood Park their home.”
Birchwood Park is owned by a joint venture of Patrizia and Oaktree Capital Management. Last year Patrizia announced the acquisition of the 20-acre First Street site in Manchester.
B8 Real Estate and JLL acted on behalf of Birchwood Park. WHR represented Werfen.
