Anwyl tables plans for 250 Bolton homes
Located north of Plodder Lane next to the hospital, the scheme would provide a mix of one- to five-bed houses.
Anwyl Homes and Bradford Estates have submitted a hybrid application to Bolton Council for the redevelopment of 24 acres into 250 homes.
The full element proposes 164 homes, while outline consent is sought for the remaining 86.
Some 35% of the proposed homes across the two phases would be designated as affordable.
The site is earmarked for housing in the Greater Manchester joint spatial plan and falls within the NorthFold growth location.
Bolton Council cannot currently demonstrate a five-year housing land supply in line with government guidance and there is an “urgent need” to deliver more homes in the borough, according to WSP, which is advising on planning.
Urban Design Group is leading on design. To learn more, search for reference number 00441/26 on Bolton Council’s planning portal.

Plodder Lane near the entrance road to the hospital is grid locked at peak times, and so is Plodder Lane towards Watergate Lane. The roads are very busy at all times. The infrastructure cannot cope with any additional traffic. These proposals should be stopped dead in their tracks. The loss of green space in that area will be felt acutely.

Get this approved and built ASAP. Great location next to the hospital and plenty of amenities nearby.
