Peel Land tables revised plans for 1.3m sq ft St Helens industrial
Almost four years since plans for a 1.8m sq ft logistics scheme on the same site were rejected, the landowner has submitted an updated proposal for consideration.
Peel Land’s 1.3m sq ft Haydock Point would be constructed on more than 100 acres of former Green Belt close to Junction 23 of the M6 and provide a blend of manufacturing and logistics accommodation.
A £110m GVA boost and 1,845 jobs are among the benefits the scheme could generate, according to Peel.
Outline plans have been submitted to St Helens Council. The application comes nine years after the earlier iteration of the scheme landed on the desk of the council’s planners.
Back then, the local authority refused the plans against officer recommendation, which resulted in Peel lodging an appeal. The secretary of state agreed with the committee’s position that the scheme would harm its setting and dismissed the appeal.
The plans put forward in 2026 propose 500,000 sq ft less floorspace than the 2017 plan. The indicative masterplan shows two large units on the northern portion of the site with a cluster of smaller units and HGV parking to the south.
As well as sheds, the local highway network will be updated to support the development. A new 1km stretch of road is intended to divert vehicles heading to Haydock Point before the motorway junction, thus improving the flow of traffic.
