Progress for 233,000 sq ft of sheds at Birch Business Park

Barnfield Construction has started building a 103,000 sq ft shed at the Heywood complex for Chancerygate, while plans for an additional 130,000 sq ft have been submitted to Rochdale Council.

After purchasing the 410,000 sq ft Birch Business Park for £60m last July, Chancerygate has kicked off the construction of some industrial accommodation.

Practical completion is expected in summer 2027. The unit is targeting an excellent BREEAM accreditation and an EPC A rating and will feature solar photovoltaic panels and electric vehicle charging.

Head of Chancerygate’s North West office, Mike Walker, said: “There is pent-up demand from business for quality, sustainable space in strategic locations across the North West. The estate can help satisfy this demand and support businesses serving the North West and beyond.

“We are committed to not only delivering new urban logistics space for the region, but also refurbishing existing stock to ensure occupiers have access to high specification accommodation to meet modern-day business requirements.”

Meanwhile, a 10-acre plot north-east of Birch Business Park is the subject of plans for two units totalling 130,000 sq ft. Yeargate, which sold the existing 32-acre, 21-unit estate to Chancerygate, is behind the plans.

Horizon Fletcher Rae is advising on design and WSP is the planning consultant. The plans can be viewed by searching for application reference number PL/2026/0735 on Rochdale Council’s planning portal.

Birch Business Park is located off Junction 3 of the M66 and Junction 19 of the M62 on the Rochdale/Bury border. The estate sits within the Northern Gateway, a 1,600-acre employment allocation that could eventually provide up to 11.5m sq ft of industrial space.

Current occupiers include Vodafone, Restore, JOST, and Archbold Logistics.
