BDW eyes 195 Warrington homes
Barratt David Wilson has lodged an Environmental Impact Assessment screening report as it looks to establish an outline consent close to Springbrook, off the A56 Chester Road.
Asteer Planning is working with the housebuilding group.
A screening report summarises the baseline conditions of a site and its surrounding area, so it can be determined whether development would be likely to have significant environmental effects, and thus whether a full Environmental Impact Assessment should be undertaken as part of a planning application.
Asteer’s contention is that the proposal should not be considered EIA- worthy.
The site in question is 18 acres, south of the A6 Chester Road on the southern edge of Walton, south of Warrington.
Asteer describes it as an irregular-shaped parcel of greenfield land located on the southern edge of Walton, within the Warrington Green Belt.
It is mostly in arable use and is intensively farmed, with a row of existing trees that extend into the site from the east.
The site sits east of the Walton Lea Partnership garden & farm shop, while the south of the site is bound by housing at Old Hall Close and Warrington Sports Club’s football pitches.
The site also sits next to, and partially overlaps with, land safeguarded for the proposed Warrington Western Link Road – a proposed strategic highway scheme promoted by Warrington Council, intended as a single carriageway link between Chester Road and the Sankey Way A57.
As Asteer records, that scheme remains subject to further development and approval, with detailed proposals not currently available. The thinking would be though, that the new link road would join to the A56 with a new roundabout close to the BDW site.
A number of housebuilders and land promoters are currently advancing proposals around Warrington, with Peel alone pushing for around 900 homes. Redrow and Story Homes are also among those active.
