Tandem flips 47,000 sq ft Winsford shed

Trac Precision Solutions has bought a unit on Road One of the town’s eponymous industrial estate for around £3.6m.

Tandem Investments acquired the 47,000 sq ft unit at Winsford Industrial Estate in May and has sold it to Trac five months later.

The asset will help Trac, which designs and makes parts for engines, to expand its operations. The firm is currently based at Marshfield Bank Business Park in Crewe.

The transaction was secured following early engagement with Trac, whose requirement included a 2 MVA power supply, according to Tandem.

Liam Bevington, managing director of Trac Precision Solutions, said: “This acquisition is an important step in the continued growth of Trac Precision Solutions.

“The additional power, floorspace and infrastructure at Winsford 47 will allow us to expand both the scale and scope of our capabilities, enabling Trac to support aerospace, industrial gas turbine and defence programmes with more comprehensive, end-to-end and fully integrated manufacturing solutions.”

Spitfire Property Agency advised Tandem on the sale. CMS advised on legals.

Ben Lamont, director at Spitfire Property Agency, who advised on the sale, said: “We are delighted to have completed this sale. Winsford 47 offered a strong combination of substantial power availability, good eaves height and an established location. We were able to match Trac’s requirement for 2 MVA and, through early engagement, negotiate and secure the sale.

“We are seeing increasing demand from occupiers for good-quality second-hand freehold industrial units in established locations, particularly where there is sufficient power available.”

Trac’s new home is one of two units at in Winsford that Tandem bought in spring. The site was previously occupied by Schoeller Allibert.

Tandem has begun refurbishing the other 107,000 sq ft shed and said it will be ready for occupation before the end of the year. Knight Frank and Legat Owen are joint agents on the scheme.
