Droylsden Marina resi progresses
True North Partnerships, CERT Property, and L&G Affordable Homes have submitted plans for 192 discounted canal-side properties to Tameside Council.
The submission of a planning application for the redevelopment of land at Droylsden Marina, which has long been earmarked for homes, follows a consultation held earlier this year.
Designed by Bowker Sadler, the 2.3-acre scheme comprises three apartment buildings with duplexes on the ground floor off Manchester Road and overlooking the marina.
Upon completion, the homes will be owned and managed by L&G Affordable Housing, a for-profit provider of discounted residences.
Gareth Walsh, director at True North Partnerships, said: “Droylsden Marina has real potential, and getting there has taken genuine collaboration — with Tameside Council, with CERT, and above all with the people who live here.
“The feedback we received in April has shaped the scheme in ways that matter, particularly around the waterfront and the public spaces. We’re pleased to have reached submission and look forward to continuing to work with the council as the application progresses.”
Stephen Oster, head of acquisitions and development at CERT, said: “Droylsden Marina presents a significant opportunity to deliver a scheme of strong identity and character, in a unique waterside setting.
“We’ve worked with True North Partnerships and the wider project team with a clear focus; to develop a scheme that provides affordable housing of genuine high-quality. Reaching this stage is an important milestone, and we look forward to progressing the plans with Tameside Council.”
Cllr Andrew McLaren, Tameside Council deputy leader and executive member for growth, housing and homelessness, said: “Droylsden Marina reflects the kind of good growth we want to drive across Tameside, working with partners to regenerate underused land into affordable, high-quality and well-connected places to live.
“Access to affordable homes is key to helping people build their lives and careers in the borough, and it is important for us that this site delivers that, whilst helping realise the potential of the town’s waterfront.”
Enabl is advising True North Partnerships and CERT on planning.
Tameside Council put the site up for sale in March 2025 having removed it from a development agreement with Watkin Jones four years previously.
The agreement had sought to facilitate the redevelopment of Droylsden’s canal quarter, south of Manchester Road, including the creation of a marina on the Ashton Canal.
Watkin Jones delivered more than 100 homes, as well as the marina. However, the site that is now the subject of housing proposals did not come forward.
A submission from True North, CERT, and L&G was chosen to as the preferred bid last year.
Elsewhere in the North West, CERT is delivering 116 homes in Stretford and 124 residences in Eccles,, as well as working alongside MyProtein founder Oliver Cookson to turn the former Shena Simon campus into a hotel.
True North acquired a plot off Worrall Street in Ordsall that the company is earmarking for redevelopment into 188 flats.
