Marshall CDP kicks off next Stealth phase

Ground has been broken on the development of 193,500 sq ft across six warehouses at Airfields, Deeside as the firm aims for completion in Q2 2027.

Sheds at the North Wales development will range from 12,000 sq ft to 57,000 sq ft, available to lease or purchase.

Alongside the new units, the site also benefits from planning permission for a further 211,000 sq ft single unit next to this scheme and a 134,000 sq ft single unit at the front of the site, both available on a design and build basis for occupiers requiring bespoke, larger-scale facilities.

Airfields sits within the recently announced Flintshire and Wrexham Investment Zone, providing occupiers in the advanced manufacturing sector with access to a range of incentives including business rates relief, enhanced capital allowances, and NIC contributions.

“This scheme demonstrates the confidence that investors have in Flintshire’s economy and reinforces Deeside’s position as one of the region’s leading locations for advanced manufacturing. I look forward to seeing the positive impact this investment will bring to Flintshire in the years ahead.”

The Stealth development represents the next chapter in Marshall CDP’s long-term commitment to Airfields, the firm said. It follows milestones on the wider scheme where a pre-let of 104,000 to Leviat was secured at Plot D, comprising three units of 180,000 sq ft, with that whole scheme subsequently sold to Leftfield Partners.

The site is also home to an Amazon distribution centre and a recently completed paper mill by ICT. Aldi and Home Bargain stores are now open, serving the near 1,000 new homes being built on site.

There is a recognised shortage of grade A multi-let industrial accommodation in the area, and this development directly addresses that lack of supply.

“Critically, it also gives local businesses the opportunity to purchase their own unit something that hasn’t been possible in this market for a considerable period of time.”
