A 64,000 sq ft office building and a 400-space multi-storey car park are to be added to the mixed-use development close to Stockport station.
A report that goes before the council’s economy and regeneration scrutiny committee on 28 January seeks authority to proceed with the fourth phase of what has proven a successful scheme, delivered by Muse Developments and Stockport Council.
The report seeks to approve the closure of part of the surface car parking within the site to free up the necessary space to build out phase four.
The 3 Stockport Exchange office space will sit next to the offices already delivered within the masterplan site, which is mostly being built out towards the A6 from the station area.
The decked car park is to sit next to the 1,000-space multi-storey park delivered as phase one of Stockport Exchange, which was funded by Canada Life and pre-let to NCP.
Phase two comprised a Holiday Inn Express hotel and 40,000 sq ft of office space, both delivered in late 2016. Music Magpie and Stagecoach rapidly took the office space.
Phase three comprises 61,504 sq ft of office space in 2 Stockport Exchange, just over a third of it let to BASF. The building was completed by GMI in June 2020.
In all, the £145m Stockport Exchange is to offer 375,000 sq ft of office space and 28,000 sq ft of retail and supporting uses, mostly overlaying the Grand Central development and surface car parking.
Authority is sought at next week’s meeting to finalise terms and enter into appropriate agreements to enable construction and funding, along with moving those tenants who currently use the surface parking to other town centre facilities.
The development team can then proceed with securing the necessary approvals to progress the scheme.
