McGoff secures £19m for Congleton care home
A loan from Puma Property Finance means that work can start on constructing a 70-bed senior living facility and 14 three-bed townhouses on land off Morley Drive.
Puma Property Finance’s £19m loan to McGoff Group has put the project on track to reach practical completion by the end of 2027.
Set on a 3.5-acre site, the three-storey care home would include an arrange of communal areas, including lounges, dining rooms, an activity room, a cinema, and a hair salon. It would be operated by Dunham Care, which is part of McGoff Group.
A 30-space car park with dedicated ambulance bay would accompany the building.
Nearby, the townhouses would be constructed by McGoff company Villafont.
“We look forward to transforming this currently vacant site to better serve the local community,” said Chris McGoff, director at McGoff Group.
“By providing townhouses and a care home, the scheme will give Congleton residents the opportunity to live in a sustainable location close to the town centre,” he said.
McGoff went on to describe the construction plan for the scheme.
“We plan to use modern methods of construction, using metal frame structures sympathetic to the local conservation area with a mill-inspired exterior and incorporating several renewable energies, including green roofs, a sustainable drainage system and PV solar panels,” he said.
“Local jobs will also be created, not only during the build process but also once the development is complete through the operation of the care home.”
This is far from the first time Puma and McGoff Group have worked together. Over the course of the two companies’ ten-year relationship, Puma has helped finance six care homes, two children’s day nurseries, a BTR project, and a retirement living scheme from McGoff.

Regarding this specific project, Throp said: “The site in Congleton is also in a well-connected location, within an affluent catchment area and with very limited new care home supply in recent years. We are therefore delighted to be playing a part in bringing this multi-generational development online.”
Garner Town Planning led the effort to secure planning permission from Cheshire East council for the project and was successful in doing so last year. C Squared drew up the plans, which also include provision for 53 retirement living apartments being delivered by McCarthy Stone.
