Bruntwood SciTech puts £6m Turing House hub in shop window
Spanning 35,000 sq ft across its three floors, the site within Manchester’s Birley Fields is 90% let.
Bruntwood SciTech expects offers above £6m for Turing House, which sits on a 2.2-acre site close to Princess Road, allowing for direct and efficient access to Manchester city centre.
Current tenants include Manchester Metropolitan University, Iomart, M247, and Bell Munro Consulting.
The building is designed with two wings converging on a central glass atrium.
Carrick Real Estate is marketing the building on Bruntwood SciTech’s behalf.
Rent for the block currently accumulates to £592,600 net per year and offers a low capital value of £170/sq ft.
For comparison, 101 Barbirolli Square, the city centre office opposite Manchester Central, offers a capital value of £542/sq ft.
Parking for 142 cars, bike storage, kitchenettes, and showers comprise the amenities offered at the site.
Subject to planning permission, Turning House could yet be redeveloped, with pitches for a student or residential block ready for consideration.
The current freeholder of the site is Manchester City Council.

“As the only building we own in that area, and with our focus firmly on creating connected innovation ecosystems – both at campuses near the universities’ central hubs and hospitals and our connected hubs within the city centre – now felt the right time to make a change.
“The proceeds from this sale will be reinvested into our hubs, in addition to our current investment of more than £243m underway in Manchester to support the growth of the city’s innovation, tech, and science sectors.”
