Lovell tables plans for 450 Poynton homes

Located on the Stockport/Cheshire East border, the scheme would span 66 acres of Green Belt west of the town centre.

Lovell Partnerships has submitted plans for 450 homes at Lostock Hall Farm to Cheshire East Council following a consultation held earlier this year.

When Lovell unveiled the plans in March, the vision was for 500 homes, with 45% earmarked for affordable.

The plan remains for a significant chunk of the homes to be available on discounted tenures but the total number has been reduced to 450. Some 55% of the site would be retained as publicly accessible open space, according to the plans.

Located south of Marsland Crescent and bound to the west by Poynton Relief Road, Lostock Hall Farm is 800 metres from Poynton train station. This could work in Lovell’s favour when it comes to determination given recent changes to the National Planning Policy Framework.

The revised NPPF looks favourably on development situation within “a reasonable walk” of railway stations, understood to be up to 800 metres.

Another factor working in the applicant’s favour is Cheshire East’s housing land supply position, which is currently 3.3 years against a statutory target of five.

Lovell and its project team claim the land meets the criteria for Grey Belt. The site would be accessed via a roundabout off the relief road, which would be delivered before any of the three housing phases.

Iceni, SLR, Bidwells, Carter Jonas, Pell Frischmann, JNP Group, and HCUK Group are advising Lovell on the plans.
