Lovell Strategic Land reveals Poynton ambitions
The housing firm’s land arm has filed an Environmental Impact Assessment scoping report as plans for 500 homes at Lostock Hall Farm come together.
Bidwells, Carter Jonas and Iceni Projects are working on the project team.
Submission of the report sets in motion formal procedures with Cheshire East Council as a full EIA is prepared to accompany an application for up to 500 homes, along with associated infrastructure, on land at the farm.
The scope of the project is just short of 66 acres. It is on the western edge of Poynton, and is described as predominantly agricultural. There are three dilapidated buildings within the site boundary, while the red-line boundary will be set out around the grade two-listed Lostock Hall farmhouse.
Lovell’s site is bound to the west by the A523 Poynton Relief Road, to the north by housing and a primary school, and to the east by Lostock Hall Road. As set out in Bidwells’ report, the site is not located within or adjacent to any designated wildlife sites. A number of public rights of way intersect the site.
Although the development plans are not even yet at outline stage, what is recorded is that this will be a residential-led scheme of around 500 homes, with an ambition to deliver 45% affordable homes.
The scheme will include footways and cycleways, along with public open space, including formal play areas, landscaping and areas for biodiversity enhancement.
Documents relating to the submission can be viewed on Cheshire East’s planning portal, reference 26/0803/EIA.
