Warrington set to approve 110 Prospect homes
The housebuilder’s is seeking permission to develop 10.5 acres of greenfield land off Manchester Road in Rixton.
Warrington Council is due to permit Prospect Homes’ plans provided the developer obliges with a section 106 agreement, which includes conditions around affordable home provision, various educational and health contributions, and funds to protect Green Belt areas.
Baldwin Design Consultancy complied designs for the development which would see 77 open market homes and 33 affordable homes on a site that includes a half-acre outdoor public realm with a small play area.
Houses will range in size from one-bed to four-bed properties across a variety of house and apartment types.
The application indicates a total of eight one-bed, 32 two-bed, 44 three-bed, and 26 four-bed homes.
When Prospect Homes purchased the site, known as Hollins Green, in May 2024, it already had outline planning permission. Now councillors are expected to confirm Prospect’s reserved matters application.
Savills is the scheme’s planning agent, while the project team includes Trevor Bridge Associates, E3P, Miller Goodall, Nineteen47, Golby and Luck, and FES.
