Regulator gives all-clear for Abbey Row start

Bentry Capital’s in-house contractor Mellior Construction will begin work in October on 241 homes in phase one of the Liverpool development.

In all, the project will see Bentry deliver 365 homes at the Gildart Street development. The site has already been cleared, with site offices in place and initial subcontractor packages secured ahead of sign-off from the Building Safety Regulator, which was confirmed yesterday.

Originally advanced by YPG, Bentry took on the Fabric District scheme in 2023, before undertaking a redesign of the scheme, off Islington, that brought the volume of homes down under 400 and the volume of retail space reduced.

Paddock Johnson was engaged as architect, with Mellior Construction heavily involved throughout the redesign, pre-construction and Gateway 2 process.

Abbey Row’s 365 apartments will come in three architecturally distinctive buildings, Bentry said. The first phase comprises 241 homes. Block C is scheduled for completion in 2028, with Block A following in 2029.

The development will include a concierge, residents’ gym, private cinema and media room, co-working lounge, rooftop terraces, landscaped communal spaces and integrated ground-floor retail.

Steven Hughes, operations lead at Mellior Construction, said: “Securing Gateway 2 approval represents the culmination of a detailed and collaborative design process and allows us to move into the principal construction phase with the building-safety requirements embedded throughout our delivery strategy.

“The site has been cleared, our site facilities are established and the initial subcontract packages are in place. We are ready to commence works in October and begin delivering the first phase of Abbey Row.”
