In the 1980s, SMEs accounted for 40% of houses built. Today, that figure is around 10%.
Empowering SME housebuilders is about more than just housing numbers – SMEs are often rooted in their local economy, driven to deliver, and present a different offer to the traditional volume housebuilder.
Chambers Capital Group’s Rosalyn Heights is a prime example. Built overlooking Hindsford Brook, the gated community offers a mix of three-bed terraced and semi-detached houses as well as four-bed detached homes. They come with flexible basements, large gardens, and private balconies.
Each home is designed to achieve an A+ EPC rating. They all have solar panels and electric vehicle charging points as well.
The homes, which are still under construction, range from £287,500 to £495,500.
There’s a large impact on the local economy too beyond just providing additional homes. Many of those working on Rosalyn Heights are based out of Wigan, according to Chambers Capital Group managing director Michael Wedderburn.
“If you look at Rosalyn Heights and if we just take broad numbers and we say there’s a spend of £5m to build out the spend – what you’ll find is that £3m of it will, as a minimum, will go into the local economy,” he explained.
“Our windows are from a local company. Our bricks are bought from a local company. A lot of our material, our contractors, our roof tiles – they’re all local companies,” Wedderburn continued.
“When you actually look at the majority of the spend, even before you start to go into the staff, it’s a lot of local suppliers.”
