CERT overcomes obstacles to complete debut Liverpool resi
The developer has navigated contractor insolvency and council pushback to deliver the 46-apartment redevelopment of Centric House.
CERT Property has completed its first residential project in Liverpool, located opposite Moorfields station in the heart of the city.
The 27,000 sq ft Centric House was acquired by CERT in 2018 as an office asset. However, dwindling demand for its workspace prompted the developer to reposition it.
In 2024, Liverpool City Council rejected plans to convert the building into flats due to a lack of affordable units. CERT proceeded with the project anyway by using expanded permitted development rights, rendering the committee’s decision meaningless.
Around six months into the project, contractor Truman Design and Build went bust, prompting CERT to bring the scheme in-house.
Now, the project has completed and the first residents are moving into the properties.
