Redrow and Story await Warrington verdicts
More than 400 homes are on the March planning docket, with Redrow’s Grappenhall project the largest at 237 dwelllings.
Homes England is working with Redrow on the proposal, which is for a site south of Curzon Drive, Keepers Avenue and Boddington Drive in Grappenhall.
Forty representations have been lodged regarding the scheme, including from Appleton Parish Council and Grappenhall & Thelwall Pariah Council.
Planning officers recommend that authority be delegated to the development manager to approve, pending completion of a Section 106 agreement.
Although not allocated in the Local Plan, an outline consent has previously been granted for the site, as part of a wider 400-home proposal – other parts of which are now in the process of delivery. The site was acquired last April.
Of the 237 homes proposed, 166 are proposed as market housing, 47 as affordable housing for rent, and 24 for affordable home ownership.
Around 170 homes would be split between two and three beds, with 40 four-bedroom and six five-bedroom homes, these 46 all being for market sale.
The site has various access points from the existing road network, being an addition to existing housing areas.
Planner NJL Consulting, landscape architect Golby + Luck and transport advisor Eddisons all feature in Redrow’s professional team.
In Culcheth, Cumbrian firm Story Homes is seeking full permission for 194 homes on land off Holcroft Lane and Warrington Road.
The project has gone through two rounds of consultation, the 66 responses to the first process dropping to seven representations second time around. Again, approval via the development manager route is recommended.
Story’s 21-acre site is allocated for housing. It currently comprises fields, and borders some existing housing, with a six-home project known as ’Lions Den’ also adjacent, and included in the same allocation.
Fifty nine of the homes, representing 30%, are proposed as affordable. The housing mix will include a thre-storey apartment block.
Culcheth & Glazebury Parish Council is an objector.
Three-bed homes make up 37% of the homes proposed, with four-beds accounting for 34% and two-beds 26%.
Story’s plans can be viewed on Warringon’s planning portal with the reference 2023/01264/HYB. Redrow’s reference number is 2024/01056/FULM.
I thought Homes England were all about supporting SME homebuilders. it’s a shame Grappenhall just continues with big, cash rich, volume homebuilders pumping out the usual and nothing like the Urban Splash House scheme that was proposed on that site. A missed opportunity.
