All systems go for Miller in Lymm

The housebuilder has secured consent for a 167-home development branded Cobblestone Wood from Warrington Council.

Miller Homes acquired the 18-acre former Green Belt site off Warrington Road from Gladman Developments last year with outline permission for 170 units.

Reserved matters approval for the Lymm scheme means work can now begin on site.

The project will feature 167 one-to-five bed homes with 30% coming forward as affordable.

Miller will also contribute around £3m towards education, healthcare, and sports facilities, alongside improvements to the Trans Pennine Trail, which runs along the southern boundary of the site, as part of its planning obligations.

John Hardy, land director at Miller Homes North West, said: “Securing planning approval for Cobblestone Wood is a significant milestone and allows us to move forward with bringing much-needed new homes to Lymm.

“The scheme will provide substantial community benefits and enhancements to local infrastructure, ensuring a positive legacy for both new and existing residents.”

In 2026, Miller is targeting the completion of more than 400 new homes across the region, with a combined contract value of approximately £133m, it said. In Lymm, the process of promoting the site has taken almost eight years.

At the same meeting, Warrington Council granted outline planning permission to Nightingale Land for 55 homes on a 6.4-acre Green Belt site off Reddish Lane in Lymm, despite 132 letters of objection, including from Tatton MP Ester McVey.
