Pair of former Stockport pubs to be redeveloped
Cobdens in the town centre is to be converted into apartments while the Dog and Partridge in High Lane will be knocked down to pave the way for a Co-op Food store.
The Dog and Partridge on Buxton Road has been vacant since 2020 and is to be demolished to make way for the 7,000 sq ft shop.
Aew Architects has drawn up designs for the redevelopment and Barton Willmore and Edgeplan are advising on planning.
While the pub fronted Buxton Road with parking to the rear, the Co-op Food store will be set back from the road with a 28-space car park located at the front of the one-acre site.
In Stockport town centre, AH2 Developments has submitted an application to convert the former Cobdens pub on Wellington Road South into nine apartments.
Under the plans, the pub’s conservatory is to be demolished and replaced with a two-storey infill, increasing the building’s footprint.
The former pub, vacant since 2013, and adjoining buildings will then be converted into eight one-bedroom apartments and one with two bedrooms.
The four retail tenants that occupy units within the clutch of buildings will not be affected by the redevelopment plans.
Paul Hughes Architects is advising the developer, alongside planning consultant Paul Butler Associates.


What a terrible set of planning mistakes. Cobdens is on a massively busy junction and totally inappropriate for a residential development. The Dog and Partridge is a historic building that’ll be destroyed for yet another Coop of zero quality that is designed for car users.

Have the council forgotten what’s about to happen with the Transport Interchange? Seriously, apartments slap bang in the middle of where there’s going to be a new bridging of Stockport? Short sightedness and a missed opportunity.

@Tom. It isn’t the council who submit the planning application. The article makes no mention of the council’s view of it or whether it stands any hope of getting planning permission. That said, my view, great location for new flats, need to ensure high quality, especially at ground floor level and be conscious of noise constraints. This is one of the most accessible locations in Stockport, make the most of it.

Co-op in High Lane – that’s a (boring) design straight out of the 1990s car-fuelled out of centre retail playbook. If you want people to not default to driving places then you’ve got to design in a way that makes them not automatically default to driving places. Design in a way that says “All the cool kids walk and cycle to this Coop” (maybe get someone better than me on the marketing). Hide the parking round the back, make it easy, safe and convenient to walk or cycle there and put 3 or 4 storeys of residential above.

Good to see the Dog and Partridge site being regenerated. High Lane barely has a commercial centre which results in all supermarket shopping being car borne to either Hazel Grove, Marple, or even further afield so a step in the right direction. Would have been nice though to have come up with a more imaginative design and some apartments above just like the new Coop store in the centre of Marple

Is it really beyond the wit of designers to position the shop unit at the roadside and have the car parking at the back to make it less convenient and out of sight?

Oh my word. Where is this design from 1996? Shame on you co-op, shame on you!!! Is it so much (to repeat everything said on here) parking at the back. Something more architecturally fitting and multi use, eg apartments of high grade and quality for the area. Awful Co-op.

Can’t wait until the Coop gets going and the Dog & Partridge finally goes. Putting the building towards the rear of the site helps with security for the properties adjoining the current car park. Putting the new parking at the front keeps the area open and visible so helping to prevent some of the antisocial behaviour seen lately. If you live and shop in the area this has to be a good development.

At last a Co-op instead of the Spar. When you are elderly with limited buses ti hi shopping we need a good honest retail shop in our village. Glad store at the back parking at the front. Reason all anti social behaviour will be seen and monitored.

Let’s hope the Co-op comes soon. What a good idea to have the parking at the front. The anti social behaviour that is happening in our area at the moment will be monitored with parking at the front. How can we mosn about the design when you see the state of the pub now. We need a good supermarket especially for the elderly due to us only having 1 bus that is not reliable.
