Office, resi and hotel approved for Manchester sites
The development of a 220,000 sq ft office at First Street, 93 homes at the former MMU campus in Didsbury, and a 53-bedroom aparthotel by Hodder & Partners in Knott Mill have been granted planning consent by Manchester City Council.
At First Street, Number 6 First Street will be built on the plot immediately to the west of Number One First Street, which is currently grassland.
Designed by Fletcher Priest Architects, the seven-storey block will include 187,600 sq ft of offices and 32,000 sq ft of retail units. Global energy company Gazprom will occupy 40,000 sq ft.
Construction on the site is expected to commence in October 2015 with completion due in summer 2017.
Reworked plans for the 20-acre First Street were approved by Manchester City Council earlier this week, expanding proposals from 2012 to deliver 2.1m sq ft of offices, and 1m sq ft of residential accommodation.
Meanwhile at Didsbury, the council approved a hybrid planning application from PJ Livesey Group for 93 homes on the 17-acre former Manchester Metropolitan University campus site in Didsbury.
PJ Livesey will build 19 apartments and 12 houses at the grade two-listed administration building and convert the grade two-listed chapel into 10 apartments. Three smaller listed buildings, The Lodge, 801 and 803 Wilmslow Road, will be converted into three homes.
A further 42 new houses ranging in size from 1,283 sq ft to 3,372 sq ft are planned for the grounds, alongside a seven-apartment new-build block.
The development includes a 32,000 sq ft primary school on the Broomhurst Halls of Residence site.
In the Knott Mill area off Manchester’s Deansgate, residential developer Zagora Developments was granted planning permission for a seven-storey aparthotel, opposite its Hill Quays apartment block.
The cleared site on Alpha Place, at the corner of Commercial Street and Jordan Street, will become the location of a 53-room hotel with a bar and basement restaurant.
The plot previously gained planning consent for a scheme designed by Stephenson Bell in 2005, which has since lapsed.
The plans were approved at the council’s planning committee meeting on Thursday 30 July.
