ECF to offer fitted-and-furnished Eden space

A move-in ready suite of around 5,000 sq ft will be available from March at the £36m, 115,000 sq ft office development in Salford’s New Bailey.

ECF said the move at the sustainability-led Eden comes in response to growing demand in this segment of the office market.

Covering 5,134 sq ft, the open-plan workspace will comprise a ready-to-occupy office complete with approximately 50 fixed workstations, board and meeting rooms, kitchen and dining space, pods and booths for focused working, and touchdown workspaces for collaboration.

Contractor Bowmer + Kirkland handed over Eden in January 2024, by which time deals were already in place with law firm TLT, taking the top two floors in a 20,000 sq ft deal, and accountancy BDO, which committed to 23,000 sq ft.

ECF said that compared to a traditional fit-out model, offering this space up as move-in ready will provide a flexible, lower-risk option for growing SMEs and established businesses alike.

In addition, the developer said that being net zero carbon in operation, Eden also offers up to a 60% reduction in operational costs compared to a standard grade A office.

Overbury is leading on the design of the workspace for ECF, a partnership comprising Muse, L&G, and Homes England.
