Offers in excess of £4m are being sought for Optimum House, a 24,000 sq ft office at Salford Quays.
JLL has been appointed to sell the building by its institutional landlord. Optimum House is let to Kier Construction for the next 7.6 years.
The three-storey building sits on a one-acre site and includes 76 car parking spaces.
The asset generates £517,662 annually, which could rise beyond £570,000 following rent reviews, according to marketing materials.
A sale at the £4m guide price would reflect a net initial yield of £12%.
Optimum House is located next door to the site of a proposed 30-storey BTR and co-living development. CERT Property won planning permission for the project last year. Grainger’s Clippers Quay is also a short distance away.
