Castle Green pitches twice for 380 Wrexham homes

The housebuilder has submitted two separate applications concerning adjacent plots, seeking to build 196 and 184 homes on each.

All the proposed 380 two-storey properties have been designed by FPCR Environment and Design, with plans submitted to Wrexham Council by planner Hourigan Planning.

Castle Green Homes was given outline consent for the construction of up to 455 homes on the land on either side of Stansty Chain Road in May 2024.

Phase one – 196 homes

The first phase, which concerns the 15.5-acre central plot of the wider outline application area, would deliver 196 properties.

A range of terraces, walk up apartments, semi-detached, and detached houses have been proposed on the agricultural land.

It is expected that the housebuilder will deliver a housing mix of four one-, 56 two-, 94 three-, and 42 four-bed homes.

Castle Green has said 49 homes, 25% of the scheme, will be offered as affordable.

Proposals indicate that the site would be surrounded by small pockets of open space, with one including a children’s play area.

Phase two – 184 homes

To the north and west of phase one lie plots 2a and 2b, which are considered under the same application.

Here, Castle Green intends to deliver of four one-, 28 two, 87 three-, and 65 four-bedroom homes, again across a range of house types.

Combined, the two plots make up 20 acres of developable land, split centrally by Stansty Chain Road.

Almost half of the phase 2a plot would accommodate a central green with a sensory garden, orchard garden, and seating area.

Phase 2b, to the east of Stansty Chain Road, would host a smaller central public open space with a play area.

Castle Green Homes is active across North Wales, with an application to deliver 300 homes in Harwarden approved in June, and a further 130 Flint houses in the planning pipeline.

The project team for both phases includes TEP, Mulberry Tree Management, TPM Landscape, and Coopers.
