Mixed results for Castle Green in bid for 430 Flintshire homes

A 300-home project in Hawarden was approved by the county council’s planning committee but plans for 130 in Flint were rejected.

In Hawarden, Castle Green Homes has consent to develop 300 homes on a 27-acre site, with 105 properties set to be affordable, after a heated discussion and a subsequent 6-4 vote in favour of the application.

The housing mix will comprise eight one-bed apartments, 95 two-bed, 141 three-bed, and 56 four-bed houses. The affordable homes on offer would be tenure blind.

Proposals indicate the development will not exceed two storeys in height, and rows of terraces have been limited to a maximum of four per run.

The developer will build a three-arm priority junction off both Gladstone Way and Ash Lane to provide access to the site, which lies within the current Local Development Plan.

Castle Green Homes compiled all the required planning documents and submitted them to Flintshire County Council.

The project team includes Ascerta, Coopers, Eddisons, E3P, NKC Geotech, and CPAT. The planning reference number is FUL/000195/24.

Quarry Farm

At the same committee meeting, a second application from Castle Green Homes for the development of 130 affordable homes to the east of Flint was rejected by nine votes to one.

The planning officer told the committee that there is currently no affordable housing provider in line to pick up the scheme, but affordability will be secured by a legal agreement and discussions with a number of local providers have taken place.

The developer wants to transform 12 acres of agricultural land in Oakenholt to host the affordable scheme, which would see a range of house types erected.

Across the 130 properties, there would be 12 one-bed and four two-bed flats, as well as 70 two-bed terraces, 42 three-bed terraces, and six four-bed detached houses provided.

An area of open space will be sited at the entrance to the site to create a ‘green gateway’ to the neighbourhood.

Access to the neighbourhood would be off an extension to Ffordd Pedrog.

Unlike Castle Homes’ Hawarden application, the site in question is not under the LDP.
