Blueoak extends Sale office-to-resi conversion

The developer has continued its conversion of Crossford Court by putting forward plans to extend five buildings to add 38 apartments and 4,200 sq ft of offices.

Blueoak has already started a conversion of four blocks on the site, having secured prior approval for a 62-home office-to-residential conversion from Trafford Council in 2018.

In its fresh planning application, supported by Avison Young, the developer is looking to extend all five blocks at the site on the corner of Cross Street and Dane Road, adding one storey to blocks C and D, and two storeys to blocks A, B, and E.

Blueoak will add 38 apartments across the extensions to blocks A, B, C and D, primarily one-bedroom homes.

Block E will also be extended but will be retained for commercial use; the extension will add a further 4,200 sq ft of offices to the building. The footprint of the building will also be slightly expanded to accommodate a lift enclosure.

In total, the scheme will now provide 94 apartments. The project has been designed by MF Architecture, with the extension to be clad in brick.

Chester-based Blueoak Estates is also progressing a number of other residential conversions in the North West, including at Concord House on Chester’s Canal Street, which will feature 32 one, two, and three-bedroom apartments.
