Alderley Group draws up plans for Walkden retirement homes

A prominent plot in the town centre has been earmarked for 46 apartments under proposals lodged with Salford City Council.

Alderley Group wants to redevelop the long-vacant site next to the Stocks Hotel on the corner of Manchester Road and Bolton Road in the town centre.

The proposals, designed by BTP Architects, comprise a five-storey block featuring 38 one-bedroom apartments and eight with two bedrooms.

The scheme is located close to Derwent Group’s Walkden Town Centre, which is primed for a comprehensive overhaul.

Complete Construction, Alderley Group’s in-house construction arm is expected to start on site in Q3, subject to planning approval. Euan Kellie Property Solutions is advising on planning.

“Alderley Group is thrilled to be delivering this project to benefit the over-55 population in Walkden, Salford – who are often underrepresented in many local authorities,” said Alderley’s chief operating officer Bobby Corish.
“We look forward to completing this project and successfully handing it over for future residents to enjoy.”

Upon completion, the retirement scheme would be operated by registered provider Housing 21.

Bridget Faughnan-Bing, director of development and delivery at Housing 21, said: “As a leading national provider of extra care and retirement living, this will be Housing 21’s second new build development in Salford.

“The site will offer independent living with 46 modern social rental apartments, with access to a communal lounge, gardens, buggy store and car park. This development will be a much-needed addition for local people in the area”

The site has been the subject of several other planning applications over recent years. The most recent came from Bellmac Properties, which saw its plans for 43 apartments and 5,000 sq ft of ground floor commercial space approved by Salford City Council in 2019.

This is a brilliant addition to Walkden, which is becoming a Greater Manchester development hotspot. With good schools, excellent green spaces, improving health facilities (including a new doctors surgery on the way) and the Walkden Town Centre development, it’s becoming more family-orientated.

A brilliant addition to Walkden on a brownfield site that has sat redundant for far too long. Alderley Group are becoming a more and more established developer, I’ve seen a few of there developments on Place North West now, good luck !

Who in their would want to live in such an awful looking building.
For one it’s far to high for older people if they become infirm.
It will tower over everything in the area & who wants to live on a main road right next door to a noisy pub.
When I retire I personally would want a bit more peace & quiet & not have to listen to the traffic all hours of the day & night.
