Wirral’s Hythe fully let

Lack of office offering in Liverpool city centre led Aslan Labs Group to pursue space across the Mersey, with the research and strategy firm looking to take the entire 6,200 sq ft ground floor of the council-owned building.

A final agreement has yet to be signed between Aslan Labs and Wirral Council for the space but is understood to be close to completion. Avison Young has been negotiating the deal for the local authority.

The Hythe is a three-storey office block off Tower Road in Birkenhead. Sitting within the Wirral Waters masterplan, it boasts 33,500 sq ft of office space.

Regarding the choice to open an office at Hythe, Aslan Labs Group founder and managing director Philip Plaatjies said: “Liverpool city centre simply didn’t have the kind of space we were looking for.

“The Hythe gave us the grandeur we wanted, combined with an open-plan, industrial feel that allowed us to create something far more bespoke.”

Wirral Council Leader Cllr Paula Basnett said: “The Hythe reaching full occupancy is a significant milestone for both Wirral Council and Wirral Waters and demonstrates growing confidence in Birkenhead as a place to invest, innovate and do business.

“Securing a tenant for the final vacant space means this high-quality building is now fully occupied and making its maximum contribution to the local economy.”

The Hythe was delivered by Peel Waters in 2020. It was acquired for £5m by Wirral Council in 2025, after Peel triggered a contractual put/call option.
