Cytix makes 101 Princess Street move
The cybersecurity specialist has signed for the 4,500 sq ft fifth floor at the grade two-listed Manchester office building.
Moving from Eagle Hosue on Cross Street, the firm will move into its new home this autumn, having committed to the space on a fitted and furnished basis.
Retained agent CBRE acted for landlord Yakel. Occupier-focused agent Level Workspace advised Cytix.
Cytix’s new base will include two private external terraces overlooking the city centre. The letting was agreed in line with quoting terms, which are stated in the online brochure as from £28.50/sq ft.
The floor was fitted, furnished and brought to market by owner Yakel, which acquired the 41,000 sq ft Princess Street building in 2024 from Aberdeen – paying £4.3m as the vendor took a hit – and has been repositioning it floor by floor since.
Cytix’s space will offer 48 desks, meeting rooms and breakout space, allowing the business to commit and move in without a fit-out programme.
The deal leaves the 5,381 sq ft fourth floor as the only remaining conventional office floor at the building, quoting at £24 per sq ft.

Along with office space for the lettings market, 101 Princess Street building also houses Yakel’s serviced workspace Noon on the second floor.
