Wain Homes wraps up Aughton deal

With consent secured in June for 122 homes on 13.7 acres east of Prescot Road, the housebuilder has finalised the site’s acquisition.

Construction of the project is expected to begin in late 2026. The development, to be named Heartwood Manor, will feature a range of one-to-five-bedroom homes, including 43 affordable properties, alongside an acre of public open space.

As part of the agreement, Wain Homes will contribute £1.6m through the Community Infrastructure Levy, as well as more than £573,000 towards local highways, healthcare and open space provision. The first completions are expected in summer 2027.

Wain said the acquisition builds on the success of its Latune Gardens development in nearby Lathom.

West Lancashire Council gave the project permission at its early June meeting. Emery Planning worked with Wain and co-applicants Philip and John Rothwell.

Wain Homes is not the only housebuilder looking to get to work in Aughton.

Since Wain’s verdict, Northern Trust has been told it must include an Environmental Impact Assessment as it seeks to establish outline consent for up to 360 homes on land north of New Lane and east of Black Moss Lane.

Persimmon Homes is another with designs on the village, which sits south of Ormskirk. Working with WCK Farming, the Yorkshire homes giant is looking to develop 34 acres of Green Belt off Prescot Road, with 300 homes the goal.
