Chatha Capital lodges plans for 46-storey Manchester residential
The site of a failed DeTrafford scheme off Ellesmere Street is to be redeveloped into 592 apartments under plans submitted by the plot’s owner.
Chatha Capital – which bought the site out of administration following the collapse of the DeTrafford vehicle previously progressing plans for the plot – has submitted its proposals to Manchester City Council and will go out to market for a development partner in the future.
DeTrafford was granted planning permission for the £75m, 420-home No1 Castlefield off Ellesmere Street in Manchester in November 2017, but almost nine years on, the site remains undeveloped.
Designed by Denton Corker Marshall, Chatha’s One Castlefield would comprise of two buildings of nine- and 46-storeys. The tower would be made of glass while the shorter element would have a brick finish.
The development would sit in a growing cluster of residential schemes including Trilogy, Vox, and DeTrafford’s St George’s, Sky, City, and Roof Gardens schemes. It would feature a mix of one-, two-, three- and four-bedroom homes.

Raj Chatha, director at Chatha Capital, said: “Submitting these refreshed proposals for One Castlefield marks an important step in unlocking the potential of this key brownfield site and delivering much-needed new homes in one of Manchester’s most dynamic neighbourhoods.
“The development will complete the final undeveloped parcel within the wider St George’s regeneration masterplan, creating a high-quality place to live while making a positive contribution to the continued regeneration of the area.”
A consultation on the plans was held earlier this year by Allied London, which will not be involved in the project going forward.
Allied London chief executive Mike Ingall said: “Allied London Development Management was engaged to completely reconfigure the development and produced a fully detailed integrated market facing concept around mixed living.
“We are pleased to see this concept now being advanced.”
Deloitte is advising on planning and Re-form is the landscape architect. The plans can be viewed by searching for reference number PLA-2026-001341 on Manchester City Council’s planning portal.
