Tulketh Mill sold to Agha Group
The investor will now market the 317,000 sq ft mill in Preston to potential tenants as a “blank canvas”.
Built in 1905, Tulketh Mill rises five storeys off Balcarres Road in Aston-on-Ribble and is now offering up to 292,600 sq ft of mixed-use space, which could host commercial, retail, or leisure occupiers.
Agha Group estimates that the mill could provide space for 870 desks on each floor. Currently, only 12,000 sq ft on the second floor is let to long-term tenant Capita.
Commercial Properties advised Agha Group for the deal, while Savage Silk Solicitors handled the legals.
Canning O’Neill and SHBRE acted for the vendor, an unnamed private investor. Canning O’Neill and Pinkus & Co will market the vacant space.
According to the Land Registry, Tulketh Mill was last sold in 2018 for £8.7m.
The mill was owned and used as a call centre and distribution operations hub by Littlewoods before Carphone Warehouse bought the building in 2004 and retained its use as a call centre.
Carphone Warehouse also added a retail parade of six stores fronting Blackpool Road, which occupiers Tesco, Gregg’s, Subway, Dominos, St Bernard’s, and Sue Ryder all remain in.
The mill’s car park has a capacity of 200 vehicles.

The deal comes after Agha Group purchased the 300,000 sq ft Houldsworth Mill in Stockport in 2024.

I worked here from 2009 to 2015. Good luck to anyone who works shifts as that 200 space carpark is full to the brim by just after 9am. The shops at the front used to be parking for staff and it was never an issue then.
Still, the on site canteen was decent, and the on site gym and shower room were basic, but functional. A nice touch. The building inside is a bit of a maze though, with toilets on the staircases between floors, and only one lift which has to be shut down when it gets windy due to how much wind gets in through the dormant top floors with their leaky windows.
