Seneca buys Manchester’s Queens Court

The 12,000 sq ft Lincoln Square office building is undergoing a comprehensive overhaul after the completion of the deal.

Vendor Queens Court Manchester Properties put the five-storey Queens Court up for sale last year with a guide price of £2.75m.

Seneca Property did not disclose how much it paid for the building.

The building’s only current tenant is Manchester Credit Union. Sellick Partnership was also a tenant in the building until recently but has since relocated to Tootal Buildings.

Seneca’s refurbishment of Queens Court will deliver modernised floorplates of 2,500 sq ft by summer 2026.

Jeff Morton, chief executive of Seneca Property, said: “We are delighted to have secured Queens Court, a rare freehold opportunity in the heart of Manchester city centre. The building occupies an exceptional position overlooking Lincoln Square, within one of the UK’s strongest regional office markets.

“With refurbishment already underway, this is a great example of our ability to reposition well-located assets and deliver high-quality workspace that meets the demands of modern occupiers.”

Seneca Property has invested more than £200m since being founded in 2017. In 2024, the firm bought 55 Princess Street from Abrdn for £15m, according to Land Registry.

Ridley Thaw and OBI advised the vendor.
