Sale’s Dovecote House hits the market
Redevelopment of the 50,000 sq ft M60-adjacent office building’s seven-acre site is one option floated by vendor Regional REIT.
JLL and Knight Frank are advising on the sale, for which conditional and unconditional bids are invited, with no asking price listed. The freehold sale comes with vacant possession.
A detached building located off Old Hall Road, close to Junction 6 of the M60, Dovecote House’s site currently provides parking for 277 cars.
According to the sale particulars, around four acres net of the seven are developable, with the site described as a “rare redevelopment opportunity for a range of alternative uses including industrial, residential or care, subject to planning permissions”.
The building itself comprises 50,130 sq ft over three floors. As described in the sale brochure, although fitted to grade A standard, years of multiple tenancy have left it requiring “significant internal refurbishment including new M&E”. The EPC rating is in the D bracket.
