Salboy enters suburban BTR market

Everway Homes plans to deliver 2,000 houses by 2031.

Salboy Group has announced the launch of a dedicated suburban build-to-rent brand, marking its first entrance into the market; the group has historically been a provider of for-sale apartments, predominantly in towers in Manchester and Salford.

Everway is headed up by Andrew Cavanagh, Salboy’s chief financial officer. The firm will target, “young professionals and families in high-demand areas across England and Wales”, it said.

The first scheme is in Daisyfields, Staffordshire, where 37 homes are being built.

Additional Everway Homes projects in the existing 1,000-unit pipeline include sites in Kent, Greater Manchester, Lincolnshire, and Cornwall. At least some of these will be built by Salboy Construction, which was launched in February 2026.

By focusing on a low-rise build-to-rent model, Everway will avoid the added costs and delays of the Building Saftey Regulator’s gateway process and pivot from the overseas for-sale market, where activity is flat.

Cavanagh said Salboy is entering the market at a tricky time, when the cost of labour and materials, coupled with a sluggish planning system, make projects unviable.

“The fall in construction starts in the BTR sector this year has been staggering to watch and highlights the grim realities facing regional developers and contractors striving to keep their BTR schemes viable,” he said.

“While the dynamics and statistics will encourage others to steer clear of the market, this is the right time for Salboy to enter BTR.

“For years we have honed our strategy to bring economies of scale to development projects across the UK by working in partnership with a wider network of regional development and delivery partners. And we are confident in our ability to bring the same positive, collaborative approach to BTR now.”
